Common Situations

The Situations We Handle

Inherited Property

A property passed to you along with taxes, upkeep and, often, other family members' opinions. A conversation about your options carries no obligation.

Tired of Being a Landlord

Turnover, repairs, and late-night calls add up. We can walk through what a sale would actually look like, with no obligation to proceed.

Property Needs Significant Repairs

Some repair lists cost more than the return they produce. We will tell you plainly what we see, and there is no obligation either way.

Relocating on a Timeline

A job or family move can arrive faster than a traditional listing cycle. We can talk through timing with no obligation attached.

Vacant or Unused Property

An empty property still costs money every month. A short conversation about your choices comes with no obligation.

Behind on Payments or Taxes

There are usually more options than people expect, and some of them do not involve selling. Talking it through carries no obligation.

Our Review

What Shapes the Numbers

  • The condition of the property, as it stands today.
  • The location and what has recently sold nearby.
  • Current market activity in that specific neighborhood.
  • What you need to accomplish, in your words.
  • The timeline that actually works for your situation.

The Process

A Clear Path, One Step at a Time

    Reach Out

Call us or send a short message. Tell us about the property and what you are trying to accomplish.

  2. 2

    Property Review

We review the property, the area, and current market conditions. This is research on our side, not a home inspection.

  3. 3

    Conversation

We talk through what we found and what options may realistically be available to you.

  4. 4

    Evaluation

If there is a path that makes sense, we put the specifics in writing so you can review them on your own time.

  5. 5

    Next Steps

You decide what happens next. There is no obligation at any point in this process.

Most conversations begin and end within a week. Some take months. We work at the pace that fits your situation.

Questions

Questions Property Owners Ask

Are you a real estate agent?

No. We are not licensed real estate agents or brokers, and we do not represent you in a transaction. We act as a principal — a buyer in our own transactions.

Does it cost anything to talk to you?

No. We do not charge property owners any fee, and there is no cost or obligation attached to a conversation or to reviewing anything we put in writing.

Do I have to sell if I contact you?

No. Many of the people we speak with decide to keep the property, list it traditionally, or revisit the idea a year later. All of those are acceptable outcomes.

Do I need to repair or clean the property first?

No. We look at the property as it stands today. If the repair list is large enough that selling does not make sense for you, we will say so directly.

How long does the process take?

Most conversations begin and end within a week. Some take months. We work at the pace that fits your situation, not a sales calendar.

What information do you need from me first?

The address, a general sense of the condition, and what you are trying to accomplish. That is enough to have a useful first conversation.

Let's Start the Conversation

Tell us a little about the property and we will get back to you. If you would rather talk it through, call us directly — you will reach a person, not a call center.

We respond to every inquiry, usually within one business day.
